A. Marketing of property, property tours including in person property video tour and 3D tour, leasing and lease enforcement, maintenance management, move in & out inspections, accounts payables & receivables.
A. 0. But Luna Properties does charge $300 lease fee & $55-60/hour for maintenance work performed by maintenance staff.

A. Tenants are required to submit their maintenance request through the tenants portal in writing. Once the work order request is received, vendors or maintenance tech are dispatched. Home owners are notified via email about the issue and the cost for maintenance / repair.
A. For emergencies, they are available 24X7. Their call center notifies team members via mail, phone or text, so that emergencies can be handled in the proper manner. owners and tenants both are notified and communicated.
A. From all clients Luna Properties take $350 and keep it as minimum maintenance reserve. The Funds come out of the rent amount but still it is the client’s money. These funds are utilized to pay material labor in case of emergencies.
Reserve cap of $150 is kept. That means you must take approval from the owner if the maintenance / repair cost goes above $150.
A. Client will be contacted 90 days prior to the end of lease term and he/she will be asked, what to do. If they wish to continue, then Luna Properties will review current real estate market rent rates and finalize the rent amount/rate with client and new terms.
All properties are inspected professionally prior to renewal of lease agreement. Tenants/Renters are notified in writing via text or mail 60 days out from the end date of term to identify their leasing intentions.
If tenants wish to move out, then according to Landlord Tenant Laws, they must inform Luna Properties 30 days before the end date of their lease.
